TITLE / DOCUMENTATION
The title to the property consists of a Deed of Conveyance and a Survey Plan.
Upon full completion of payment, the Purchaser shall be issued a Survey Plan and a Deed of Conveyance in respect of the allocated Unit(s).
REFUND POLICY
1. In the event that a purchaser seeks a refund, the subscriber shall give ninety (90) days written notice to the Company.
2. Subject to eligibility, any approved refund shall be processed within the notice period. Upon payment of the approved refund to the Purchaser, the subscription shall automatically terminate, and the Purchaser shall cease to have any right, title, interest, or claim to the unit(s).
3. Refund Eligibility and Deduction
a) Where a refund is requested within six (6) months from the date of initial deposit, the refund shall be made less thirty-five percent (35%) of the total purchase price of the unit(s) as administrative charges.
b) After six (6) months from the date of the initial deposit, no refund whatsoever shall be made, regardless of the amount paid.
DEFAULT POLICY
1. For all payment plans, purchasers are required to make monthly payments in line with the agreed payment schedule.
2. Any default in monthly payment shall attract a monthly interest charge of five percent (5%) on the outstanding amount.
3. Where there is a continuous default of three (3) months, the Company reserves the right to review the purchase price of the unit(s) upward.
4. Where there is a continuous default of six (6) months or more, the Company reserves the right to revoke the Purchaser’s subscription. Upon such revocation, the Company shall no longer be obligated to reserve, hold, or allocate the unit(s) to the Purchaser, and the unit(s) may be reassigned, resold, or otherwise dealt with by the Company without further notice to the Purchaser. The Purchaser shall be entitled to a refund less thirty-five percent (35%) of the total purchase price of the unit(s) as administrative charges.
PAYMENT AND DOCUMENTATION
The cost of purchase covers all documentation and survey plan fees. All payments for the purchase of unit(s) shall be made only into the Company’s designated bank accounts, details of which are provided below:

SERVICE CHARGE:
The Purchaser will be required to pay an annual service charge which shall cover maintenance of common utilities and areas with the estate. Service charge payment becomes payable upon handover of your unit(s) and it is subject to review to reflect the current economic rates.
CANCELLATION OF SUBSCRIPTION
The Company reserves the right to revoke or terminate the subscription where the Purchaser fails to comply with the payment plan, fails to meet the purchase requirements, breaches any of the terms and conditions herein, or elects to cancel the subscription.
DIRECT BANK DEPOSIT:
Direct payments into account will only be recognized when we receive evidence of such payment purchasers or their representatives.
DISPUTE RESOLUTION:
Any dispute, controversy, or claim arising out of or in connection with this transaction, the parties shall first attempt amicable settlement. Where settlement fails, the matter shall be determined by arbitration in accordance with the provisions of the Arbitration and Mediation Act, 2023.
